Southover Design advises clients on how to re-style their properties to make them as attractive as possible to any prospective purchasers. The key principles of successful marketing are not rocket science but so many people overlook the basics! Here are just a few:

 

  • Clean, clean and clean again

 

  • Clear away all unnecessary clutter

 

  • De-personalise the space. Remove as many personal effects e.g. photos and mementos as possible. Any new buyer wants to visualise him/herself living in the property

 

  • Define all areas. If you have a dining room make sure it has a table in it rather than piles of overflowing cardboard boxes

 

  • Neutralise your colour schemes. You may love orange and red but will the majority of prospective buyers? A lick of neutral paint can work wonders for making a room feel more light and airy

 

  • Remove or confine any pets during viewings and make sure any pet hair or feeding bowls are not in evidence. We all love our animals but they can be off putting to prospective buyers

 

  • Make sure your home smells fresh. Leave windows open prior to viewings and leave bowls of pot pourri and lightly scented candles around

 

It is all pretty straightforward but it can make a phenomenal difference to the impression people get of a home. Remember, most buyers decide whether to put an offer in within the first 30 seconds of a viewing so first impressions really do count!
